The hundred-year-old basement
The basements of Minneapolis and St. Paul were dug for coal furnaces and laundry tubs, behind walls of limestone block and early concrete that were never asked to be dry, just to hold the house up. A century later the coal bin is a family room, and the wall is being asked a question it was never built to answer.
What the old walls do with water
Limestone block takes water through its mortar joints; early concrete takes it nearly everywhere. For decades that was fine: the basement was unfinished, the moisture evaporated, and a damp April was part of owning the house. The finishes changed the contract. Carpet, drywall and studs now stand against walls that still behave the way they always did, and the seasonal dampness that a bare wall shrugged off accumulates instead inside an assembly that cannot breathe.
The old drainage is part of the same story: clay tile from the original build, silted shut generations ago, and grading on a forty-foot lot where one neighbour’s downspout is aimed at the other neighbour’s wall.
The summer version: the floor drain
The old cities carry one failure the suburbs largely do not. Heavy summer rain can overwhelm the older parts of the sewer system, and when it does, the water that comes up the basement floor drain is not ground water. It is a backup, and it is handled differently from the first minute: different protective rules, different removals, and a different insurance conversation, because sewer and drain coverage is usually a specific endorsement rather than the default. Knowing which event happened, and documenting it before cleanup, decides most of what follows.
